The commercial real estate market remains in flux after Covid. Investors are looking to the future of the High Street and retail in an increasingly online world. And the prospects for the return to the office are not yet settled.
Giles Godbold speaks with the authority of a participant in the commercial property sector and on the prospects for markets in office, retail, and, in the ever-expanding data centre sector. Giles works as a consultant focussed on central London capital markets and as a director of GK Investment Management together with Oliver Kirke. GKIM is aimed at the commercial market in Portugal as well as in data centres.
In central London Giles is involved in buying and selling real estate assets for investors for income, core plus and for redevelopment. Typical recent transactions include the sale of a core plus office refurbishment opportunity for £24m, the purchase of a core plus asset in Farringdon for £18.50m and a big planning gain/redevelopment site near to King’s Cross for £55m. His clients also involve sites outside the capital including purchase of an office building on the island of Jersey recently for £6m and a hotel in Wiltshire for £4m.
At GKIM, the business works in the disparate markets of Lisbon and data centres. Both have had success this year, with the sale of a data centre for £70m and a portfolio of residential apartment buildings for €40m with more upcoming. In Portugal Giles works in the new serviced apartment sector, development management, and in the raising of equity.
